How We Invest

Our approach to deployment.

01

Etihad Trusts identifies markets where we have a genuine view, asset classes where our knowledge runs deep, and entry points where the long-term case is sound. From that starting position, we move with intention.

02

Every strategy we pursue is principal led. Many of those around our capital base come from sectors where infrastructure, mobility, and long-term asset planning are part of everyday decision-making. That perspective carries into our real estate work and produces a standard of analysis and a quality of ongoing attention that a broader mandate rarely sustains.

03

We invest where demographic growth and infrastructure investment along with long-term economic fundamentals support durable value creation. Residential development in Abu Dhabi has accelerated sharply, while commercial infrastructure across the GCC is drawing fresh institutional focus. Those movements reinforce the markets and formats in which we already see enduring value.

04

Belgium also serves as a strategic gateway to wider European investment opportunities, combining a stable domestic market with direct access to some of the continent's most established and resilient real estate sectors.

Where We Deploy Capital

Where the fundamentals are right, we act.

The residential market across Abu Dhabi and the wider Gulf continues to attract end-user and investor demand at a pace underpinned by population growth, infrastructure investment, and an expanding base of high-income residents.

Etihad Trusts acquires premium residential assets, both completed stock and off-plan positions in well-located developments, where the supply and demand dynamics support sustained capital performance.

We focus on developments where specification, opportunity, location, and developer quality meet a high bar. Our residential positions are held with a long-term view, and we monitor each asset actively through its hold period.

Residential investment in the Gulf is being supported by more than population growth alone. Major housing programmes in Abu Dhabi, together with renewed institutional interest in build-to-sell residential assets across the UAE and Saudi Arabia, have strengthened the long-term case for well-positioned stock in the region’s leading urban markets.

The commercial real estate market is being reshaped by an expanding business base and the sustained inward migration of regional and international firms across the Gulf and Europe. Etihad Trusts positions itself in well-located office assets where occupancy is underpinned by genuine demand. Properties acquired at points where pricing reflects true value.

We are selective in this asset class. One commercial position held with a strong long-term view carries more weight in our portfolio than a broader collection of assets held with less certainty.

The Gulf has become a destination of genuine global standing, and the hospitality sector has grown to reflect that. Etihad Trusts invests in full-service and lifestyle hotel assets in locations where visitor demand is structural.

We look at opportunities where occupancy is not dependent on a single event cycle but on the sustained appeal of the destination itself. We also maintain a selective focus on European hospitality assets in established markets supported by year-round tourism and business travel demand. The ideal assets are those where the operating fundamentals are sound, the location is proven, and the entry price reflects a realistic view of the income the asset can generate over time.

Some of the most compelling real estate opportunities are found within large-scale mixed-use developments – in environments that combine residential, retail, and civic functions within a single, purposefully designed whole.

Etihad Trusts approaches these assets with care, investing only where the masterplan has demonstrated its appeal and where the specific position we are acquiring within it carries a clear and defensible investment rationale.

We are particularly attentive to mixed-use environments anchored by housing, public realm, and daily convenience across Europe. The direction of global public investment points clearly toward integrated communities rather than isolated buildings, and we believe that logic will continue to reward the right assets over time.
